
After brewing ceased in 1933 the site was sold the following year. The buildings declined and were used by Warwick Borough Council and subsequently Warwick District Council as their depot and archive storage until the sale of the site for development in 1985.
The site was used as storage and maintenance of refuse vehicles, salt store, road material stress, offices and general workshops, plus general stores.
In 1985 Warwick District Council had decided to demolish the old brewery buildings and construct a new council depot. A chance meeting between two Leamington Round Tablers, Brian Bassett (architect) and Peter Barton (councillor), gave Brian an opportunity to point out that the Council would be better off financially to sell what was a prime residential site and construct their depot elsewhere on an industrial estate. They duly did this and built a new depot at the Saltisford in Warwick.
The site was put up for sale on the basis of a proposed scheme and tender.
The selected architect was Brian R Bassett and the developer was P&O Properties Ltd. Their design won an RIBA housing design award
